Housing affordability is so stretched that, ever since the Pandemic Housing Boom ended, most of the big homebuilders have had to rely far more heavily on FHA buyers to avoid a steeper drop in sales
FHA = little as 3.5% down + accept lower credit scores / higher DTIs
