I used to live in the Lower East Side in a tenement building inhabited by old punk rockers and Dominicans (this is before LES got totally gentrified).
One day the live-in gf and I go to the 'Tenement Musuem,' meant to show off the horrors of late 19th-century immigrant life.
"This place is nicer than ours."
"Yeah...."

Because both are cities whose housing stock (in the trendy areas) was largely built in the 19th century (NYC) or early 20th (SF), with little to no infrastructure investment since then, so both are presumably the birthplace of the future but feel older and more rundown than even much older European cities (most of whose infrastructure was built post-war).
