Yeah…
Because housing went up 60% in 3 years.
That’s not a healthy market.
That’s what bubbles do.
People keep confusing:
“owners aren’t distressed”
with
“prices are fundamentally sustainable.”
Those are not the same thing.
You don’t need NINJA loans for a housing correction.
You just need:
- prices detached from incomes
- affordability collapsing
- buyer demand drying up
- inventory rising
- transaction volume freezing
2008 was a credit bubble.
This cycle looks more like an affordability + liquidity bubble.
